Free property valuation — find out the real value of your flat

We connect homeowners with the best real estate agencies in their area so they can get a professional valuation, at no cost and with no obligation.

This is an indicative valuation by real estate agencies, not an official appraisal: the one a bank requires for a mortgage is signed by an appraisal company approved by the Bank of Spain.

Questions about property valuation

How much does an official home appraisal cost in your city?

An official, certified appraisal (required for mortgages) can cost between €300 and €600 depending on the size and type of property. However, the real estate agencies registered on Valora tu Hogar offer a free, no-obligation indicative valuation as a first step to finding out the market price of your home in your city.

How long does an official property appraisal take?

An official appraisal carried out by a certified appraiser takes between 3 and 7 working days from the visit to the property. For an indicative valuation, the real estate agency gets in touch with you in the way you choose (email, phone or WhatsApp); how long it takes depends on each agency.

What is the difference between an official appraisal and a property valuation?

An official appraisal is a report signed by a certified appraiser with full legal standing; it is mandatory in order to arrange a mortgage. A valuation by a real estate agency is an estimate of the market price, useful for deciding the selling or buying price, and it is usually free.

How is the value of a home in your city calculated?

The value depends on many factors: the exact location within your city, usable and built floor area in square metres, condition, floor, orientation, quality of finishes, whether there is a garage space or storage room, and the recent sale prices of comparable properties in the same area.

Do I need to have my home valued in order to sell it?

It is not compulsory in order to sell, but it is highly recommended. A valuation from one or several real estate agencies gives you a realistic reference for the market price and stops you setting a price that is too high (which drags out the sale) or too low (which loses you money).
